ONE (1) YEAR PAYMENT PLAN
Outright Payment N1,500,000
                   2 payments every six (6) months = (N750,000× 2 )
3 payments every (4) months = (500,000× 3 )
4 payments every (3) months = (375,000× 4 )

TWO (2) YEARS PAYMENT PLAN
Outright payment N1,600,000
  4 payments every six (6) months = (N400,000 × 4)
   6 payments every (4) months = (267,000× 6 )
8 payments every (3) months = (200,000× 8 )

          (C) Corner plot attract an additional 25% charge
          (D) Commercial plot attract an additional charge of 30%

N.B: After the initial payment, you are expected to pay the balance monthly. Non-payment as at when due will be regarded as fundamental breach of agreement which can result to 5% monthly late charges and possibly relocation of the said plot(s).

Question: What does it take to acquire a commercial plot?

Answer: Commercial plots are available on request and availability.
Question: Can I start construction   or building on the land now?

Answer: You can start building on the land after physical allocation and payment of the stipulated Survey fee and development levy.
Question: When do I make other payment?
Answer: Survey, Admin/documentation and Development levy fee should be paid before physical allocation.
Question: What do I get after initial payment for the land?
Answer: A letter of acknowledgement and Sales receipt.
Question: Is the road to the estate motor able?
Answer: Yes, the road to the estate is motor able.
Question: How many minutes drive from Elerangbe on a sandy road
Answer: Almost 20minutes drive and less than 8 minutes on a tired road
Question: What type of infrastructure will the developer provide?
Answer: Perimeter Fencing, Electrification, Road Network, Security, Drainage, Recreational 
Question: What is the development time line?
Answer: Development time-line is between 6months – 3years
Question: When will my plot(s) be allocated to me?
Answer: Immediately after 100% payment has been made, alongside the survey fee, Development levy Administrative and Documentation fee.
Question: What do i get after the completion of payment for the land?
Answer: Receipt, Acknowledgement letter, Survey, Deed of Assignment and Contract of sale Agreement.
Question: Can i start construction of building immediately?
Answer: You can start construction once physical allocation has been made.

Question: Is there any time limit to commence work on my plot(s) after allocation

Answer: Yes there is a Eighteen (18) months time limit after physical allocation of plot(s).

Question: Is there any restrictions regarding the type of building i can construct in the estate?
Answer: Yes, the estate layout is in sections and you are limited to build houses on each section based on the designated use or plan for that section (commercial or residential) i.e. bungalow, block of flats, detached houses (duplex).
NOTE: ‘’face-me-I-face-you’’ (tenement building) and high-rise houses will not be permitted.
Question: Can i resell my plot(s)/property?
Answer: Yes, a subscriber who has paid up on their land can resell their plot(s). AGHAO HOMES AND PROPERTIES LIMITED/AGHAO VENTURES would require the seller to furnish the company with details of the buyer.
Question: Can i pay cash to your agent?
Answer:  We strongly advice that cash payments should be made to AGHAO HOMES AND PROPERTIES LIMITED or AGHAO VENTURES at its designated banks. Otherwise, cheque(s) should be issued in favour of AGHAO HOMES AND PROPERTIES LIMITED or AGHAO VENTURES. We shall not accept any responsibility for any liability that may arise, as a result of deviation from the above instruction.


Question: IF I PAID OUTRIGHT FOR MY PLOT(S) AND CANNOT COMPLETE THE PAYMENT ON OTHER STIPULATED FEES, CAN I GET REFUND?
Answer: You can get a refund but with 40% deduction of Administrative fee and others, you are required to give the company 90 days’ notice to process your refund and further 60 days if the process isn’t complete after the 90 days
Question: If i am on instalment payment what will Happen if i cannot continue the payment? Can i get refund?
Answer: Yes, you can apply for refund only if you have not been allotted your plot(s). In the event of refund, you are required to give the company 90 days’ notice to process your refund and further 60 days if the process isn’t complete after the 90 days. The refund shall be processed and paid 40% less (Administrative fee and others).

Question: Can i have a survey cover for more than one (1) plot?
Answer: Yes, but you will have to pay N350, 000 PER PLOT, N600, 000 per 2-3plots and N950, 000 per 4-6plots for survey

NB: All Subscribers to GRACEAIR GARDEN ESTATE LEKKI are to ensure that development upon the land purchased commences within a period of Twelve (24) months from the time which plot(s) numbers were allocated, this is to encourage the fast-paced growth of the estate.

Defaulters run the risk of being relocated to a plot different from that which they were earlier on allocated.This is in order to maintain the growth and uniformity of the estate development .
